The homeowner grant takes up to $570 off your 2026 property taxes in Metro Vancouver, more elsewhere and for seniors. You have to apply, and the threshold is lower this year.
The provincial homeowner grant reduces the property tax on your principal residence. It isn't automatic: you apply for it each year, ideally before your property tax is due.
| Maximum grant | Capital, Fraser Valley, Metro Vancouver | Rest of B.C. |
|---|---|---|
| Basic grant | $570 | $770 |
| Additional grant (total) | $845 | $1,045 |
Homes assessed at or below $2.075 million get the full grant. That's down from $2.175 million last year. Above the threshold, the grant shrinks by $5 for every $1,000 of assessed value until it reaches zero.
| Grant phases out completely at | Basic | Additional |
|---|---|---|
| Capital, Fraser Valley, Metro Vancouver | $2.189M | $2.244M |
| Rest of B.C. | $2.229M | $2.284M |
B.C.'s Property Tax Deferment Program lets some homeowners defer their property taxes. You may qualify if you support a dependent child, are 55 or older this year, are a surviving spouse, or are a person with disabilities.
